Dynamic zoning laws of each municipal jurisdiction dictate how a commercial site can be reconstructed in the event of casualty. From a due diligence perspective, the parties involved in re-financing, acquisition or sale of a commercial building should always check if their real estate investment is in line with current zoning regulations.

Our company will help you to determine a zoning conformance of a development.

Zoning Report compares an existing development shown on as-built survey to the current zoning code requirements such as use, height, building/parking/landscaped setbacks, site area, density, and off-street parking. The Zoning Report provides a right to rebuild provision, a zoning verification letter, records of unresolved zoning and building code violations, fire code violations (optional) or assertation there are none. Copies of Certificates of Occupancy or confirmation from a municipality if the Certificates of Occupancy are unavailable, as well as copies of an approved site plan, variance(s), special exceptions, Special Use and Conditional Use Permit(s) if such were granted are also included.

When a survey requirement is waived for some commercial real estate transactions, a Zoning Report can be completed based on information from any other sources of information (appraisals, property condition or engineering reports). We can also customize a report based on a client's particular need (for example, we can provide zoning approval documents, applicable zoning code sections only, and/or confirm if a Use is allowed in a zoning district where a property is located).

Although National Zoning Associates LLC was founded in 2007, Maya Kravtsova has been in the zoning consulting business since April of 2000. Maya is familiar with all steps of the research, analysis and project management. Mrs. Kravtsova not only prepared the zoning reports for Multi-Family, Senior and Student Housing, Manufactured Home Communities, Shopping Centers, Office Complexes, industrial developments, but also reviewed zoning reports prepared by other analysts. Being the hands-on company owner, she is involved in every step of a zoning report taking a full responsibility for the quality of work and meeting the deadline.

Maya Kravtsova advises clients on various zoning issues and offers solutions and recommendations. Maya’s experience includes consulting with various parties involved in commercial real estate transactions including lenders, borrowers, sellers, legal counsel, mortgage brokers, title and insurance companies.

Maya holds Master’s Degree in Urban Affairs from the University of Central Oklahoma and a Bachelor’s Degree in Political Science.
